RSMeans Data
In-depth entryby Gordian · Data service · also known as RSMeans Data Online, RSMeans, RS Means
Gordian's construction cost database of unit prices, assemblies and square-foot models with location factors, sold online and in annual books
Overview
RSMeans Data is the construction cost database published by Gordian and the reference source in the construction estimating category in North America. It catalogues unit costs for material, labor and equipment on tens of thousands of line items organised by CSI MasterFormat, assemblies that bundle items into building systems, and square-foot models for whole-building conceptual estimates, with productivity figures and crew definitions behind each line. City cost indexes and location factors adjust national averages to hundreds of US and Canadian locations, and historical indexes support escalation.
The data is delivered as RSMeans Data Online, a web application in Core, Complete and Complete Plus tiers that supports keyword and MasterFormat search, estimate building, localisation and quarterly updates, and as the long-running series of printed and e-book cost guides (Building Construction Costs, Square Foot Costs, Facilities Maintenance and others). Gordian pairs it with takeoff and estimating tools, and the data also appears inside third-party estimating software under licence.
Users are cost estimators, appraisers applying the cost approach, facility owners, architects and instructors; in Québec practice it is often used alongside provincial sources to check replacement-cost-new estimates for the rôle d'évaluation or for appraisal reports.
Caveats: it is a subscription product with no open API or bulk download, Canadian localisation is coarser than US coverage and quoted in adjusted US-based factors, the line-item structure assumes familiarity with MasterFormat and construction methods, and values are national averages that still need professional judgement for local bids and market conditions.

- Knowledge of construction methods and MasterFormat
Who it is for
- Cost estimators and quantity surveyors
- Real estate appraisers using the cost approach
- Facility owners and architects
- Construction instructors
Alternatives & comparison
PlanSwift and Bluebeam Revu measure quantities from drawings; RSMeans supplies the unit prices those quantities are multiplied by, so the tools are complementary rather than substitutes. Published provincial cost manuals (for example the Québec assessment manual's cost tables) serve a similar pricing role for assessment work.
- Bluebeam Revu
